Costs incurred at the time of close of escrow may include the following:

LOAN CLOSING COSTS

  • Loan Application Fee Appraisal Fee
  • Credit Report
  • Title Insurance Premiums
  • Document Preparation Fee
  • Loan Origination Fee
  • Loan Discount Points/ Commitment Fee
  • Tax Service Fee
  • Mortgage Survey

PREPAID LOAN EXPENSES

  • Hazard Insurance Premium for first year & reserves for escrow
  • Flood Insurance Premium for first year (if applicable)
  • Property Tax reserves for escrow
  • Private Mortgage Insurance reserves for escrow
  • Prepaid Interest

 

MISCELLANEOUS COSTS

  • Recording Charges for all documents in Buyer’s Name
  • Inspection fees (Termite, Mechanical/ Structural, etc.)
  • Home Warranty (according to contract)
  • Homeowner’s Association Dues (prorated) & Transfer Fee
  • Buyer Administration Fee
